Ambassador Exterior Maintenance
Ongoing exterior maintenance is the key to any buildings longevity.
Back in October 2014 BRS Building Rectification Services carried out an external refurbishment on the Ambassador Beachfront Apartments at Burleigh Heads on the Gold Coast.
The scope of works for this job included window/door replacement, concrete repairs both structural and non-structural and painting.
After its external refurbishment completion in June 2015, the BRS team made recommendations to the Ambassador’s body corporate committee, for ongoing maintenance of the external building structure.
Ongoing exterior maintenance is not only supported by the BRS team but, also recommended by many of the product suppliers BRS works in collaboration with.
Presently, the BRS Building Rectification Services abseil crew are carrying out the 2nd exterior maintenance inspection/washdown, on the Ambassador Beachfront Apartments site.
Annual inspections/maintenance/wash down reviews also help to maintain product warranties, which are used during the refurbishment phases.
Area of Works
Building Tower Exterior includes:
- Lift tower
- Shear walls and windows
- Balcony’s, windows, balustrades, aluminium and glass
- All exterior paintwork
Exclusions
- Machinery and ducting, air conditioners
- Cameras, electrical fixtures
- Plumbing and Tiling
- Exclusions can be costs after survey of works
Scope of Works
- Install / Exclude areas below works, including site spotters (at front)
- Set up water blaster units
- Set up safety lines (anchors must have current certification)
- Start washing drop by drop, starting windward sides
- Mild soap and water on aluminium and glass, wipe aluminium and squeegee off glass
- Paintwork light water blast
- Update maintenance log
- Works Duration 5 days (approx.)
