Project Spotlight | Longbeach Apartments

BRS Building Rectification Services has recently completed a podium refurbishment project along Northcliffe Terrace in Surfers Paradise.

Longbeach Apartments have extensive resort facilities including indoor and outdoor pools, sauna, spa and a full-size tennis court, just to name a few. Located on the corner of Northcliffe Terrace and Markwell Avenue, just opposite the beach, the Longbeach Apartments are a short walk to the Surfers Paradise CBD.

Working closely with the Longbeach Apartments body corporate, the objective of this project was to give Longbeach Apartments a more user-friendly and modern facility, as well as reducing water entry into the basement carpark. The BRS team in conjunction with Buildcheck have carried out extensive assessment into the causes of the water ingress, compiling a report projecting a scope for the podium refurbishments and waterproofing works.

During the initial preparation stages of the project, BRS Building Rectification Services have worked in with site management and owners, giving notice of the works schedule, and possible area closures.

A sample of preparation includes:

  • Providing suitable barriers around all work areas to ensure public safety and protection of property, including pavements.
  • Remove, isolate and disconnect all services, pipes, drains, fences and any other items required to carry out the specified works/access.
  • Give all tenants written notice before works commencing, letting them know of area closures and disruptions to utility services.
  • Provide temporary services as required to carry out the required works.
  • Provide temporary sanitary facilities as required.
  • Before using mechanical access or lifting equipment, check the condition and the suitability of the existing pavement, and advise the Body Corporate of any likelihood of damage.
  • The project is to be registered with all manufacturers and suppliers before commencement to provide supplier warranties at the end of the project.

Throughout projects like these our “Project Manager” takes on a large role in making sure there is a smooth transition through each stage. Highlighting the works they carry out for the project to run on schedule and in accordance with the contract, building and safety requirements.

There were a number of key areas the BRS team worked through, each undergoing a stripping back phase which removes and stores away sections that need to be worked on, making way for new waterproofing to be applied, and coverings such as paving or plants to go over the top.

A sample of the completed works are as follows;

Car Park Ramps / Pedestrian Ramps

  • Remove tiles, pavers, screed membrane back to bare concrete podium deck.
  • Locate and clean out all expansion joints.
  • Waterproof, prime and seal the structure
  • Design/install car trafficable concrete paving to falls
  • Install drainage, line marking and make good surrounding areas disrupted by works

Garden Path, and BBQ gazebos

  • Water blast all surfaces clean
  • Apply UV resistant/slip resistant, abrasive system to garden paths
  • Remove and replace tiles in the BBQ area
  • Repair and rebuild BBQ benches and cupboards

Main Pool and Child Pool Concrete Surrounds

  • Stabilise/replace severely cracked pavement
  • Stitch minor cracks and redesign slabs control joints
  • Remove/prepare and seal all expansion joints including pool coping joints
  • Over tile the existing concrete area including pool copping to both pools

Podium Planter boxes

  • Remove all soil and plants
  • Gurney, prepare, prime and waterproof all planters
  • Apply WR drain cell/geotextile and Agi pipes to spitters
  • Replace soil/plants
  • Finish membrane on top inside
  • Continue with UV resistant combination to outside floor level
  • Repaint surrounding areas and clean all works

Other areas of works include:

  • Tennis court waterproofing and re-surfacing
  • Retiling the entrance stairs to the East and South sides
  • Planter boxes on all vent inlet housing including sprinkler control housing
  • Vent exhaust openings
  • Signage and lighting to the entrance area
